·         "Property Match Shop" along with "Email Alert System" - (Coming Soon.  This feature will be available sometime in the future.)  Searchers by clicking on "Property Match Shop" under our "Guides/Resources" section can set up af free wish list of the type of property they are interested in finding.  At the same time searchers can set up an "Email Alert" system that notifies them when a property on their wish list matches a property that is posted iwth us.  These two features are especially helpful for you the advertister.  It offers the possibility that the minute your ad goes "live" on our website, several parties could immediately be notified by email informing both you and the intersted party that your property matches their wish list.  Just imagine, finding the buyer or renter for your property within minutes of your ad being published!

·         Email Protection Service is a standard security feature we provide for all our customers.  This protects you against the necessity of giving out your email address or telephone number to just anyone.

2. What does your program offer for the local non internet market?

   Several things.  For the local non internet market, HeavenlyPropertySales.com offers “For Sale” yard signs and buttons.  The sign and buttons are Free  with the $99 package.  Also, upon request paid advertisers will be emailed a "display" ad of your property.  With this you can make copies and post the ad on restaurant and convenience store bulletin boards in your area.  In addition, for $30.00 we will send you a magnetic “For Sale” sign (or two for $59.00) to put on your car. These items can have your contact number and/or HeavenlyPropertySales.com’s website number with your listing number.  We will also be doing our own nationwide marketing through flyers, print ads, and trade shows.  With all these advertising venues available, you can be sure you are reaching the local non internet buyers in your area.   

3. Do you really offer a “Free advertising package?

   Yes, we really will advertise your property for FREE on the HeavenlyPropertySales.com website.  The FREE package comes with a description of your property in your own words, pictures, and the category package.  We will run your ad on our website for one month.  Keep in mind, however, the FREE package is only offered once per customer. 

   Also, it is important for you to understand that the means to contact you or your real estate agent is not available with the FREE listing package.  In other words, if a potential buyer wanted to know more about your property, that person would have to pay to receive the right to email you or your real estate agent through our email protection service. This no doubt would limit the people who would contact you or your agent regarding your property.

4. What advantage is there to signing up for the $99 package vs the FREE listing package?

   There’s a big advantage.  (1) Probably the most important advantage is that a potention buyer can view your listing and contact you or your agent immediately and for FREE should they want to make an offer or inquire further about your property.  This feature alone could increase your chances of a sale tenfold vs the non paying package. (2) You receive a Free "For Sale"  yard sign, and 2 FREE "For Sale" buttons giving your property increased exposure to the local non internet market.  (3) Upon request, you will be emailed a display ad to post on local restaurant or convenience store bulletin boards  (4) Your $99 ad is listed until sold on our website vs. one month for non paying customers. 

Contrast this with the "Free" one time listing package:  (1) A potential buyer must pay to contact you about your property thus limiting the number of serious potential buyers.  (2) In addition, neither a "For Sale" yard sign nor button comes as part of the package.  You must pay extra for these items should you want them (3) Your ad is listed on our website for just one month with no upgrade options to extend the time.

However, with either package, your property will get massive exposure and your odds of selling your property will be greatly enhanced.

 
5. What advantage is there to upgrading to the Featured Property upgrade?

   This gives your ad increased exposure.  Some searchers will look only at the Featured Property section.

6. What is HeavenlyPropertySales.com?

   HeavenlyPropertySales.com is an online property advertising website for the entire 50 USA states.  We are not a real estate agency. 

7. What is HeavenlyPropertySales.com’s mission statement?

HeavenlyPropertySales.com exists to provide a simple yet effective website that provides property owners, real estate agents, and investors an easy and cost effective means to advertise their property.  Our aim is to do this in a committed and ethical manner following the Golden Rule…treating others as we ourselves would like to be treated…fairly and honestly.  At the same time, HeavenlyPropertySales.com hopes to introduce others to the intercessory powers of St. Joseph and the Heavenly Angels and Saints and their heavenly “anxiousness” to assist us not only spiritually but even in the temporal affairs of selling property. 

8. How long have you been selling property online?

   HeavenlyPropertySales.com was just launched in March, 2010.    

9. How easy is it to advertise my property on this website?

   It couldn’t be easier to advertise with us.  Simply (1) Log-in or create a no-obligation account (2) Next the Order Page for the $99 ad or FREE ad will come up  (3)  Then, you will be taken to the payment page unless you chose the FREE AD option.  (4) After successful payment, you will create your ad using a simple form.  (5) Upload your photos OR email or mail us photos and we will upload them onto your ad.  (6) Submit your ad for approval.  Note: After our staff reviews your ad it will be online within 48 hours or less.  If you need more time, you can also save your ad and return to the form later to complete the process by logging in and clicking on "My Properties".
FREE ADS:   After logging in you will go directly to a page to create your ad using a simple form.  After submission your ad will be reviewed by our staff for approval.  Once approved, the ad will be online within 48 hours or less.

10. How can we contact you?

   To email us go to the menu and click "Contact Us" or if you prefer you may call our customer service number at 608-548-3488.  

11. Are there any commissions to be paid to HeavenlyPropertySales.com once a property is sold?

   Absolutely not.  Whether you sign up for the $99 package, multi-listing package designed for agents, or the FREE listing package, HeavenlyPropertySales.com does not receive any commissions. Keep in mind, HeavenlyPropertySales.com is NOT a real estate agency; we are only an online property advertising company.  

   If, however, you have listed your property with a real estate agency, there will be a commission owed to the real estate agency if your property is sold while still under contract with them.  At no time would HeavenlyPropertySales.com ever receive any “kick back” or commission or hidden fee from your real estate agency or through any other broker/seller arrangement you might have.

12. Are there any hidden costs? 

   No, there are no hidden costs.  There are three simple advertising packages to choose: (1) the $99 package list until sold (2) the FREE package for 1 month or (3) Multi-listing options for licensed agents.  Any upgrades are clearly listed on our pricing page and their cost. 

13. Are you a real estate agent or agency?

   No, HeavenlyPropertySales.com is not a real estate agent or agency.  We are an online property advertising website.  The only real estate agency we employ is Heaven; and our heavenly real estate agent is St. Joseph and the Heavenly Angels and Saints!  They charge nothing for their services and take no commission.  You can trust them completely to help you find the perfect buyer!

14. Does HeavenlyPropertySales.com compete with real estate agents or agencies?

   No, unlike most property advertising websites, HeavenlyPropertySales.com was designed to benefit both “For Sale by Owners” and real estate agencies.   People that are looking to buy want to look at all available options. Whether it’s property being sold by the owner or a real estate agent doesn’t really matter to most buyers.  This is one of the big advantages of this site.  Buyers will appreciate that HeavenlyPropertySales.com offers one-stop-property-shopping and they will keep coming back time and time again.  

 

Searching

15. What specific details can I enter to search for property?

   Another unique feature of HeavenlyPropertySales.com is the 90 Plus ways one can search for property.  Please check out this feature by going to the  "To Search" page in the menu. 

16. How can I contact the seller or person who placed the ad?  

    If the listing is a paid listing, go to the bottom of the ad page to see contact info.  If it not a paid listing, it will prompt you to subscribe to our "Unlisted Contact Service."

17. What is your "Unlisted Contact Service"?

    For a small fee, "Unlisted Contact Service" provides searchers wanting more information on a particular property the ability to contact non paying advertisers by email. 

18. Why do I (the searcher) need to choose a password?

   So only you can access the contact information from a “Contact box” marked “NO”.  Also, (Coming Soon) available to searchers with a password are the "Searcher Portfolio"; and the Searcher "Want Ad" section.

19. Can I search FREE without setting up an account or password with you?

   Yes, definitely.  You can search all you want for FREE without signing up for anything. The only time you might want to set up an account with a password is if you want to subscribe to get contact information from the FREE ads or to take advantage of any of the free features this website offers for searchers.  Otherwise, all searching is FREE.      

20. What additional features are offered for one "searching" for property?

   In addition to Free Searches and Subscription packages we will be offering the searcher (1) "Property Match Shop" (coming soon)  (See #21 for further info) and (2) "Property Save Folder" (coming soon)  (See #22 for further info). 

21. What is "Property Match Shop"?  (Coming soon!  Not available at this time.)

   Another feature we will be offering is "Property Match Shop".  This will be found in the menu's "To Search" section.  One will be able to log-in and create one's own FREE "wish List" in minutes with one's email address and password.  Here a person lists what type of property he/she is looking for and sets up an email alert that will notify them when a property type matching one on their wish list is posted with us.  

22. What is "Property Save" Folder (Coming Soon.  Not available at this time.)

    Another feature that will soon be available is the "Property Save Folder".  This will be found in the menu's "To Search" section.  Here one will be able to log-in and easily set-up in minutes a folder where one can collect and store any interested-in property found at HeavenlyPropertySales.com for up to 7 days.  Note:  If not renewed after 7 days the folder will automatically be deleted.

23. Can I create my own “Wish List”?

   Yes, as explained in question #21, you will be able to do this under our "Property Match Shop" (coming soon) section.

24. How do I see the full page ad of a property?

   You can click on the title or click on the picture of the property.

 

Logging in to create an account

25. Why is there an “advertiser log-in”?

   All advertisers must sign in so we have your email address and password saved on our database.  This allows you to visit your ad, edit it if necessary, upgrade features, check emails, and communicate with us. 

26. Why is there a “searcher log-in” process?

   Not all searchers have to “log-in”, only searchers who want to subscribe to our "Unlisted Contact Service" to receive seller contact information from our non-paying ads.  A log-in will also be required to receive any of the special search features that we will be offering in the near future.

27. Why do I need to choose a password?

   So only you can log in to the features you have signed up for whether that be your ad/s, "Unlisted Contact Service", Advertiser's Portfolio (Coming Soon), Property Match Shop (Coming Soon), or any other future features we may offer.

28. What if I forget my password?

   No problem.  Just go to the bottom of your log-in page and click on "forget password".

29. What if I need to change my email address?

   You will first have to log-in.  Then go to your "My Property's Page" and change your email address.  After you have done this, all emails will be sent to the new email address right away. 

 Creating an ad

30. What is involved in creating a $99 ad?

   1.   You will need to create an account with your email address and password.

   2.  Decide what upgrade options you want, if any.

   3.    Pay by credit card, check, or money order

   4.    Write a description of your property using a simple form.

   5.    Decide your asking price.

   6.    Choose from the standard category package.

   7.    Pick additional categories from the 90 Plus Categories.

   8.    Upload your photos; or you can send photos by email or mail.  

31. What is involved in creating a FREE ad?

   1.     You will need to create an account with your email address and password.

   2.    Decide what upgrade options you want, if any.

   3.    If you've If you've added any upgrade options, you will need to pay by credit card, check, or money order.    Otherwise, it's   FREE if no upgrade options have been added.

   4.  Write a description of your property.

   5.    Decide your asking price.

   6.    Choose from the standard category package.

   7.    Pick additional categories from the 90 Plus Categories.

   8.    Upload your photos, if any; or you can send photos by email or mail.

32. Will my ad be edited?

   We will edit the ad if necessary correcting any grammar errors, misspelled words, redundant, inappropriate information etc.  

33. Can I add my own website address for my property from your site?

   Yes, and No.  “Yes”, you can list it in your ad but “No”, it will not be a direct link to your web address.  We feel this would be a disservice to the rest of the advertisers.  It would lead searchers away from HeavenlyPropertySales.com’s  website, keeping them from viewing the rest of the ads. 

34. Can I start my ad and finish it later?  

   Yes, once an ad has been started it will be saved on the database.  You can log back in and finish the ad at a later time.  You will find your "draft ad" by clicking on "My Properties".  You can also submit the ad to be placed online and then edit it later. (see #43 for more details)  Note: Lack of photos need not delay your ad being published.  Photos can be added by logging in to the edit section even after the ad has been published.

35. I have paid, but I do not see my ad published online yet?

   This is most likely because the ad is still waiting to be approved by one of HeavenlyPropertySales.com representatives.  If you don't see your ad online after 48 hours of placing your ad, please contact us.

36. Will my phone number and/or email address be shown in my ad?

   That is up to you.  However, with our Email Protection Sercice, it is not necessary to reveal your phone number or email address.  If you do not want your phone number revcealed on your ad, simply leave the box blank on the "Create Your Ad" form.  You must then provide an email address.  This will not be revealed to searchers.  With the $99 package, should a searcher want to contact your or your agent about your property, they would simply use the email form provided on the ad page.  Once the interested party fills in the email form and clicks "send", the email will be sent directly to the email address you have provided us without the email address ever being revealed to the sender.  If there is any further corresponsence after this, you can decide at this time if you want to share your phone number or email address with the interested party.

   Keep in mind, that with the FREE package, should a searcher want to contact you or your agent about your property, the searcher would first have to sign up and pay under our "Unlisted Contact Service"before receiving the seller's contact info.

 

 Advertising a Property

37. How much will it cost to advertise?

   To keep it simple, we offer two basic advertising packages:  (1) The FREE 1 month package with upgrades and (2) The $99 package list until sold with upgrades.  Please see "Pricing" for a full list of prices and available upgrades.

38. Where will I be able to see my ad?

   Your property will be advertised on HeavenlyPropertySales.com for the specified period you signed up for.   

39. What is the “email protection service” and how does it work?  

   FREE “Email Protection” is a built-in security feature that we’ve set-up for all our customers.  Anyone wanting to contact you never sees your email address.  We provide an email form with no email address shown.  Anyone wanting to contact you fills in their message on the provided form and clicks "send".  Our email service will automatically forward the email to whatever email address you have given us. 

40. Can you also offer “phone protection”, so my phone number is never given out?    

   The best phone protection is to just not list your phone number as a way to contact you.  Use only the email protection feature that we provide and both your email address and phone number will be kept private from the general public.      

41. When will my ad be “live” on HeavenlyPropertySales.com?

   We try to have your ad “published” on our site within 24 hours after receiving your payment for the ad.  If you’ve paid and you don’t see your ad after 48 hours, please contact us. 

42. How long will my property be advertised on HeavenlyPropertySales.com?

   For the $99 plan your property will be advertised until you sell it or remove it from the website.  For the one time FREE advertising Plan, your property will be listed for one month. 

43. Can I edit my ad’s text and/or photo after it has been “published”?

   Yes, you can edit your ad’s text and/or photo after it has been published.  However, to do so, you must first log-in to  "My Property's Page".  All edits will be subject to review before being relisted.

44. Can I advertise with you if I have already signed up with a real estate agency?

   In almost all cases, it would not violate your contract with your real estate agency if you advertised with us.  Actually, most agencies and agents would be in favor of you doing so.  However, just to be on the safe side, you should first check with your agent to make sure there is nothing in your contract that prohibits you from advertising on your own.

   If your agency or agent has no objections, then you must decide who is to be contacted by email, you or your real estate agent.  In most cases, you probably are going to choose your agent to be contacted.  But should you choose yourself as the contact  person, you want to be sure and let your agent know anytime you receive an inquiry on the property so your agent can follow-up on the call.  Also, should the inquiry result in a sale of your property, either during your contract period or up to 3 to 6 months after the expiration of your contract, your real estate agency would most likely be entitled to the commission that you agreed to in your contract.

45. Should I tell my real estate agent I will be advertising my property?

   Yes, see the above question/answer.

46. Can I sell my house without a real estate agency?

   Yes, you can.  However, before doing so you should familiarize yourself with the correct procedure and forms in selling property.  Also, you'll want to have the Title Company or a lawyer that specializes in real estate, handle the closing.  
 

47. My property that is currently being advertised at HeavenlyPropertySales.com has been sold or rented.  Can I remove my property advertisement now?

   Yes, just log-in to your profile page and check the applicable box.   We will image over your ad with “Sold”, “Offer Pending”, “Renter Found”, “Taken off the market” and leave your ad “live” for one or two weeks following before removing it altogether.  If in addition you check “Remove Immediately”, we won’t wait the one or two weeks, but instead will remove your ad within a day or two.    

 

Adding photographs

48. What is the best way to take my photos?

   Taking pictures with a digital camera will give you the best quality photos. Simply take your photos, upload onto your computer, and then into our system by attaching them to the property entry form.

49. Can I use a 35mm “throw away” camera?  

   Yes, 35mm “throw away” cameras can be used.  You can usually pick one up for around $12.00 at a one of the drug store chains or a discount department store.  After taking the pictures you must put the photos onto a disk.  For a small fee you can do this by taking your film to any photo developing shop and asking them to transfer your film onto a disk format.

50. When do I add my photos to my ad? 

   You can add your photos at anytime.  If you do not have any photos at the time you write your ad and want to get your ad online right away, go ahead, finish the ad, and send payment (if applicable).  Once payment is received and your ad copy approved, your ad without  the photos will be published.  Later, when you have your photos, just log in and go to "MyProperty's Page".  Page down to the photo section, and attach your photos.

   We feel however that it is to your advantage to add your photos right away when you post your ad.  An ad accompanied with a photo or photos increases your chances of a potential buyer being interested in your property tenfold.  Also, keep in mind that any edit changes whether adding photos or changing script must be reviewed for approval by a member of our staff before the ad goes live again.

51. Do the photos need to be a certain size?

   No, but for better picture quality we recommend 640 x 480 pixels. 

52. Can I put floor plans in as a photo?

   Yes.  This is an excellent idea.

53. I have photographs of my property, but I do not know how to upload them onto my property advertisement page.  Can  you help me with this task?

   Contact us by phone or email.  Go to our contact page to email us or call a representative at 608-548-3488.

54. Can I add more photos later?

   Yes, you must log in and go to "My Property's Page" and edit here.  All edits must be re-approved before the ad goes live again. 

55. Why does my photo not look very clear?

   This could be due to the quality of the photo that you uploaded.  Photos can sometimes look gritty if they have been scanned or the digital camera needs more light.

56. I don't know how to upload photos onto the website.  Can I send the photos to you and you upload them?

   Yes, we offer this service on the $99 ad plan.  If you don't know how to upload photos onto the website and don't have anyone close by who can help you with this, you can email or send by mail the photos to us.  We will upload them onto your ad for you.  Please go to our "Contact Us" page for email and mail addresses.  If you want the photos returned to you, please send a stamped addressed envelope when you send the photos.  Please note: We offer this service free to paid advertisers only once.  Should you need us to change out the photos or add photos again later, the cost is $20.00 for each additional time.  You will need to send check or meny order with photos to be changed before the service will be completed.  We also offer this service on the free ad plan for a $20.00 fee.  Send check or meny order along with pictures via mail.

  

 Payments for advertising

57. When do I pay for my ad? 

   After selecting your ad package you will be taken to a payment page to pay online with credit card, e-check, or through your PayPal account.  After successful payment, you will be taken to the "Create your Ad" page using a simple form.  You do not need a PayPal account to pay with your credit card.

58. Do you charge the same advertising fee for both sellers and renters?

   Yes.

59. What ways can I pay for my ad?

   You can pay for your ad several ways:  (1) Online processed through our secure shopping cart using your Visa, Master Card, Discover, or American Express credit cards.  (2) Using PayPal to issue an echeck from your checking account.  (3) Pay with your PayPal account.  (4) Mail us a money order or check.  Using the address shown on our Contact Us page.  Please note however, with the standard mailing methods, your ad will not be written or published until the check clears your bank.

60. How soon will my ad be "published" on the website if I pay by check or money order?

   Our goal is to publish your approved ad 24 to 48 hours after we receive your money order or check (and check has cleared).

61. Who do you use for your online transactions?

   We use PayPal for our online transactions which is a secure online payment service.  PayPal also allows you to pay with major credit cards including Visa, Mastercard, Discover, or American Express.;  an e-check from your checking account, or using funds you may have in your PayPal account (if applicable).  Note: If you do not have a PayPal account you may create a PayPal account by providing an email address and creating a password which sets up a Paypal account for faster check-out in the future.  This only takes about 15 seconds.  However, you may also choose to simply pay with your credit card without creating a PayPal account.

62. I have paid for my ad online and cannot see it?

   This is most likely because the ad is still waiting to be approved.  Please check again in 24 hours.  If 48 hours have passed since you paid for your ad online, please contact us via phone or email.

 

Editing a live ad

63. How do I edit my ad after it has been published?

   You have to log in and go to "My Property Page" to edit your ad.  

64. I have edited my ad and now cannot see it online.

   Most likely, your edited ad is waiting to be approved.  If after 48 hours you still don't see your edited ad, give us a call or email us.

65. If my property sale falls through but I already notified you to cancel, can I put my ad to live again?

   Yes and No.  We will handle on a case by case basis.  In general, if you have ordered the $99 package then "yes" we will restart your ad (for the same property) with no additional cost if we receive your request to restart the ad within 30 days from the original removal.  If you ordered under the "FREE pkg" then "no", we will not restart your ad; you would have to pay for the basic $99 package if you wanted to continue advertising.     

 

Emails

66. Will my email address be shown on the website?

   This is up to you.  You can give out your email address in your ad if you want.  The other option available to you is to make use of the Email Protection System that is a standard feature on this website.  Our Email Protection System is an internal email system that provides an email form with no address shown.  Anyone wanting to contact you fills in their message on the provided form and clicks "send".  Our email service will automatically forward the email to whatever email address you have given us. 

67. How often should I check my email box?

   It's best if you check your emails everyday while your ad is running.
